Today’s manufactured homes typically encompass over 1,400 square feet and come in a variety of floorplans. Home features can include vaulted ceilings, deluxe kitchens, walk-in-closets, bathrooms with recessed bathtubs/whirlpools, plus added features such as skylights, peaked roofs, screened-in porches, bay windows, fireplaces, covered driveways and custom-designed kitchens. 

The majority of manufactured home communities throughout the country are situated on land lease communities where the homeowner leases the land upon which the home is set. Leasing your lot allows you to own your home without the burden of prohibitive property taxes for the land.

The monthly lease fee covers the leasing of the home site, free use of all recreational facilities, and maintenance of all common areas including the roads.
The location itself, no matter the type of home, plays a major role in the home’s value. All our communities are managed by our second generation of family members. Yes, you may have 2 pets. When outside, they must be on a leash and you must pick up after them. Some restrictions may apply. More pet guidelines are provided prior to purchase.  
Our residents are responsible for their individual landscaping designs. The great news is, our homeowners are known to take great pride in caring for their own home sites and flourishing gardens—the benefits of which enhance the overall beauty of each community. 
Lot rents incrementally go up each year. Changes are based on a variety of factors such as Consumer Price Index, pass-ons, and pass-throughs by city, county and state charges.   
No real estate taxes are imposed by our community. You will simply pay a personal property tax to the county once a year.
